You could not build that house today for that price, so I guess it is not a bad price. 5 years from now that seller will be a F...cked seller most likely. And you will be still renting and waiting for lower prices.

I'll take the snow storm and icy roads in the midwest rather than the inflated home prices, high taxes and ridiculos insurance rates in South Florida. I have lived in both placed and I can't say that a 0ne day snow storm and 24 hours without power it is worse than a Category 3 Hurricane and 10 days without electricity. As far as your heated pool goes YMCA has one too for a $25/month membership and I betcha it is better then yours.

I lost power for two weeks after hurricane Wilma. You know what I did? ... I sold my house and got the hell out of Florida.
Do I miss the warm weather? ... Yes.
Do I miss the traffic, crazy drivers, and crime? ... No
Now I live in the mountains and loving it. I will never move back to Florida.

I am totally unfamiliar with that area, and it is impossible to tell how many sq feet there are under air.
It reminds me of the zero lot line homes in Coral Springs.
Assuming it is 2000 sq ft under air, and in a good area with good schools, at about $135 per sq foot, it's not a bad deal.
Carrying costs would be about $2500 per month.
Probably would only rent for $1500.
Doesn't excite me, but is certainly a great improvement from what I was seeing in CS 2 years ago!

I was just trying to explain my personal point of view associated with personal experience facts and not official statistics. I am sure that there are people out there without power still 3 days after the snow storm but also there were numerous FPL customers in South Florida without power 30 days after the last hurricane. I guess you've missed that one or just didn't get the memo. By the way how is your pool?

You are damn good with weather reports and statistics but when in comes to the housing market you've got your head under the water inside that fancy pool you own. I have been watching this house for more than 6 months. I thought seriously about it, now I have no interest. the taxes are 18k without even having a house there.
the city of FLL is crazy in my view.

house has been on mkt for over a year, guy is now getting divorced and house is in pre-foreclosure.
what I can assume from court records, he took out an equity loan on his other house for 300k to build this house, not counting the taxes and carrying cost. He is f@cked. Nobody is stepping up to the plate including me !!!

BTW, I keep seeing more weakness and softening in LHP and Deerfield.

I figure by next summer the banks should be getting serious and we will see some real good deals on waterfronts. ($4-500k range)
