It was purchased in 1998 for $88,500. If it would have went through normal appreciation, say 5% per year, it would have appreciated as follows:
1999 - $93,000
2000 - $98,000
2001 - $102,000
2002 - $108,000
2003 - $113,000
2004 - $119,000
2005 - $125,000
2006 - $131,000
2007 - $137,000
2008 - $144,000
If I was interested in this house, I would be really nice to the seller by pretending like it's already 2008 and offer him $144,000 firm.
Really LOL, this place is still grossly overpriced. We still have a long way to go to normallized prices.

Does someone know how to verify if a house is in foreclosure via a public website?
The address is: 7230 SW 126 CT MIAMI FL and I think its in Lis Pendens (Pre-Foreclosure). This could be the second foreclosure on the same street. The guy bought the house for 900k and the loan balance is $777,146. the owner owes 26k in back taxes for the past 2yrs (the 06 are unpaid).

Any idea what the HOA fees are in that community?
We're just seeing the really obviously, overpriced, junk in mediocre neighborhoods, get these massive write downs. Not until we see nicer places in decent neighborhoods, get reduced to affordable levels will we have something to celebrate.
