My guess is that these "investors" bought, tried to flip, realized they market was taking and can't afford the ongoing payments. The list price is still above the previous sale prices, but at $265 / sqft, its still pricey to me. My guess it would have to go below $200 / sqft for anyone to entertain the idea of buying (e.g. $475,000 or below).
