Today's F@cked Buyer (Miami -- Brickell)

While it seems like Dade County has been moving downward at a slower pace than Palm Beach and Broward Counties, the high-rise condo market in Dade is finally starting to implode. With all the new construction coming online, I expect this implosion to accelerate in the coming month. Here's one example of a short sale that will see more than a quarter-million dollar loss.

2101 BRICKELL AV # 3405, Miami, FL 33129

New request: I am looking to add "buyers" that have multiple distressed properties for sale. If you know of any, please provide a link or MLS listing to one of their properties. I want to highlight some of speculators that were caught holding multiple properties.

It's difficult finding multiple property owners. Multiple names, husband/wife, mother/son, partners,
I've looked at the condos in Hallandale Beach, 200 Leslie and 1830 South Ocean in specific and see cross ownership with multiple parties.

Lots of weekly rentals of 900K + units at 1830 South Ocean Drive, though. We have a service business in Hallandale and are getting calls from different NYC cell phones every week from the same units.

That must be great for the very few owner occupied apartments in these buildings.

ms jupiter,

I looked at a house (fixer upper) several doors north of that one and the one on the sw corner of that canal early in 2007.
That area is nice, but it does have one fixed bridge with decent clearance. Notice the small size of the boats?
For that money, you can get one with no fixed bridges. Also note only 1800 sq feet.
I'll check it out when I go back down in Nov and report back if you are still here.

ms jupiter,

Correction, the canal I was thinking of is the next one south. But it is still a fixed bridge canal.
