You need to be truthful. This is a 2,186 square foor house (under air). The 3,000 SF figure you quote includes patio and garage space.
Tell the truth on what it is: A house that they paid $273 a square for, and are trying to sell for $214 a square foor.
$214 a square foot? Those are "height of the housing bubble" prices.

Maybe the current owners didn't realise that the people they bought it from in March of 2006 for $598,500 had paid only $408,200 for it just TWO MONTHS EARLIER!
